A properly maintained roof will have greater longevity. Too often, property owners do not pay attention to the roof until issues arise. By then a total replacement might be in order.

Roofing systems typically have three layers. Shingles, tar paper, and plywood. All three need to be in good condition to ensure the stability of the roof.

There are various types of roofing issues homeowners need to be aware of. Keep reading to learn the five most common roofing problems you might experience.

  1. Damaged or Missing Shingles

During high winds, shingles can become damaged. In some instances, they become detached and fly away. You may not realize what happened until you experience a leak.

Make sure you purchase a tarp to cover the damaged area and then contact a roofing contractor as soon as possible. If not, the damage can extend to the plywood. At this point, the cost of repairing the roof will increase.

  1. Tree Damage

Trees can cause significant damage to a roof. Low hanging branches rubbing against the shingles are common roofing problems. Trim trees often and if possible, away from the roof.

Even if the tree belongs to a neighbor, it is your responsibility to maintain branches extending beyond the property line. During a bad storm, tree branches are more likely to cause damage that leads to a leaky roof.

  1. Outdated Skylights

Skylights are a nice addition to a home’s decor but it can also be the source of potential moisture leaks. Ensure your skylights are installed correctly and maintained to make sure the seals are not broken or worn.

Not all roofers work with skylights so you’ll need a contractor that specializes in them.

  1. Weather-related Damage

Every region has its extreme weather conditions. In the south there are Hurricanes, the north has blizzards, and in the Midwest, tornadoes.

Following any weather system, you may require a roof repair. Do an inspection when it’s safe to go outside.
